Turkey’s Major Projects: How Do They Affect Real Estate Investment?

For years, Turkey has been developing a wide range of major transport, infrastructure and business projects, especially in Istanbul. These include airports, metro and railway networks, highways and bridges, the Istanbul Financial Center, as well as future projects such as Canal Istanbul.

These projects do not automatically mean that property prices will increase. However, they can change access to different areas, the movement of residents, employees and tourists, and the level of business and services in a location. This is why investors consider their impact when choosing an area and a property.

In this guide, we look at some of Turkey’s major projects and explain in simple terms what each project is, its purpose, and how it can affect nearby real estate.

Istanbul Airport: A New International Gateway to the City

Istanbul Airport is one of Turkey’s most important infrastructure projects. It began operations in 2019 and became Istanbul’s main airport for international air travel.

The airport’s importance goes beyond aircraft and passenger traffic. A major international airport can support a range of economic activities around it, including:

  • Hotels and short- and medium-term accommodation.

  • Restaurants and services.

  • Offices related to travel and cargo.

  • Warehouses and logistics services.

  • Transportation and airport-related services.

The expansion of transportation links to the airport also makes it easier to reach from different parts of Istanbul.

How Can Istanbul Airport Affect Real Estate?

When access to an area improves, the area can become more attractive to certain residents, businesses and investors.

However, the impact is not the same for every property. A residential property may benefit from better transportation, while certain locations may be more suitable for hotels, offices or logistics services.

Therefore, it is not enough to say that a property is "close to the airport." What matters is how long it actually takes to reach the airport, what transportation options are available, and what type of property it is and how it can legally be used.

Canal Istanbul: A Future Project That Could Change Some Areas

Canal Istanbul is a proposed waterway connecting the Black Sea with the Sea of Marmara, with a planned length of approximately 45 kilometres.

The main idea behind the project is to create a new waterway that could provide an alternative route for ships and reduce pressure on the Bosphorus.

However, it is important to understand the current status of the project: Canal Istanbul is not currently operating as a navigable waterway.

Why Are Real Estate Investors Interested in It?

If implemented, a project of this scale could lead to changes in:

  • Roads and transportation.

  • Urban planning.

  • Land use.

  • Residential and commercial developments.

  • Infrastructure and services.

  • Economic activity in some surrounding areas.

However, this does not mean that every plot of land near the proposed route will increase in value.

Before purchasing a property or land in areas associated with the project, investors should check the title deed, zoning plan, permitted use, development potential, infrastructure and legal access to the property.

The Bottom Line on Canal Istanbul

Canal Istanbul can be considered an important factor to monitor when looking at the future of certain areas, but it should not be the only reason for making a purchase decision.

Bridges and Highways: Connecting Different Areas

Istanbul has a unique geographical position, extending across both Europe and Asia. As a result, bridges and highways play an important role in connecting different parts of the city and surrounding regions.

Major projects include the Bosphorus bridges, as well as highways and bridges connecting Istanbul with other cities and regions across Turkey.

One important example is the 1915 Çanakkale Bridge, which forms part of the Malkara–Çanakkale Highway, with a total route length of 101 kilometres. The project opened in March 2022.

How Can Bridges and Highways Affect Real Estate?

A new road does not automatically make a property better, but it can make certain areas easier and faster to reach.

This can benefit some properties by:

  • Improving access to workplaces.

  • Making daily travel easier.

  • Supporting tourism.

  • Improving freight and logistics movement.

  • Increasing connections between areas and major economic centers.

However, there is another factor to consider.

A property located very close to a highway may be affected by traffic noise and vehicle movement, while another property in the same area may benefit from better access without being directly next to the road.

Therefore, the exact location of the property is more important than simply having a road or bridge nearby.

Frequently asked questions

How do Turkey’s major national projects affect real-estate investment?

Major projects can affect real estate by improving practical access to jobs, transport, services and regional markets. That may broaden the potential user or tenant pool for a specific property. They do not guarantee price growth or rental income, because planning status, title, micro-location, competing supply, financing costs and actual demand remain material. Treat infrastructure as one input to property-level analysis, not as a substitute for it.

Do property prices automatically rise near a new transport project?

No. A transport project may make a location easier to reach, but accessibility does not establish automatic price growth. Noise, congestion, weak last-mile access, new competing buildings, road tolls and limited services can offset the benefit. Compare recent transactions and leases for similar assets, test the real journey, and confirm that the connection is operating rather than merely announced before reaching an investment conclusion.

Which areas may be affected by Istanbul Airport?

Areas with usable links to the airport, its rail stations or road network may be relevant, especially for hospitality, logistics, services and work-related housing. A district name or map distance is not enough. Review weekday journey time, noise, local roads, permitted use, environmental conditions and future supply. Airport passenger figures show infrastructure activity; they do not prove that a particular home, warehouse or hotel will perform well.

Is Marmaray important for a residential investor?

It can be, because active stations and interchange points may expand daily travel choices for employees and students. The benefit varies by street. Measure the walk to the station, wait time, transfers, crowding and late-evening access. Very close rail proximity can also bring noise or vibration. Do not buy solely because an address is described as “near Marmaray”; assess the actual property and its full door-to-door route.

is the Istanbul Financial Center a guaranteed opportunity in Ataşehir?

No opportunity is guaranteed. The financial center may support potential demand for offices, services, hotels and nearby employee housing if activity and occupancy are sustained. Yet it uses a lease-based office model, and campus scale is not the same as demand for every asset nearby. Review vacancy, achieved rents, service charges, traffic, competition and transport status before treating the district as an investment case.

Is Canal Istanbul operating, and what does it mean for property?

No. Canal Istanbul was not operating as a navigable connection on 21 September 2026, so no property should be priced as if it were an available service. Timing, financing, permitted uses and access conditions may change before implementation. Treat it as a planning scenario to monitor, while basing the core assessment on parcel zoning, title, utilities, environmental risk and today’s observable access, services and demand.

is the 1915 Çanakkale Bridge suitable for land investment?

The bridge may improve reliability within its operating corridor, but it does not make every nearby plot appropriate for investment. Land value depends on zoning, permitted use, utilities, legal road access, coastal, agricultural or environmental restrictions and genuine demand. Tolls, alternative routes and seasonality also matter. Verify title, planning and access documentation before making a financial commitment, rather than relying on bridge proximity alone.

What is the difference between train time and real travel time?

Train time measures the journey between rail stations. Real travel time includes walking from the property, waiting, ticketing, transfers and the final trip from the station to the destination. A property slightly farther from a line but close to a convenient station may be better than one beside tracks with poor pedestrian access. Test the complete route during relevant commuting hours before assigning value to connectivity.

Is the Ankara–İzmir high-speed rail route operating now?

No. The Ankara–İzmir route remained under construction and had not begun commercial service by 21 September 2026. A targeted journey time is not an available service. When assessing property along the corridor, distinguish active stations and current services from future plans. Verify official project status at the time of your decision before using the route in a financial model, marketing claim or investment comparison.

Which property segments are most relevant to major projects?

Residential, office, hospitality, logistics, retail and service assets may all be affected, but each requires different evidence. Residential analysis needs comparable rents and amenities. Offices require occupancy, lease and cost evidence. Hotels require seasonality, licensing and demand analysis. Logistics assets require industrial use permissions, truck access and utilities. Do not transfer conclusions from one segment to another without location-specific proof and current market data.

How can I verify that a property benefits from a station or motorway?

Start with a map, then test reality. Travel from the property to the relevant station, road or employment node on a working day and assess pavements, lighting, safety, waits, transfers and congestion. Next, review title, planning, restrictions, comparable leases or sales and nearby construction. A genuine benefit comes from repeated practical use, not only from a short straight-line distance shown in marketing material.

Which documents matter before buying near a major project?

Review the title deed, registered encumbrances and easements, zoning plan, permitted use, building or occupancy permits where relevant, registered debts or rights, and technical inspection information. For land, also check utilities, legal road access and agricultural or environmental restrictions. Do not rely on a marketing map or a broad statement about a project route in place of verified documentation for the specific asset and parcel.

What is the best way to make a responsible investment decision?

Use a national project as one input, not the sole reason to buy. Confirm operational status, test access, compare nearby alternatives and build a model that includes rent, vacancy, charges, financing and downside risks. Then obtain independent legal, technical and financial review. A responsible decision rests on verifiable evidence and a clear affordability margin, rather than general expectations about infrastructure or future price appreciation.
